At Hamilton Piers we believe every Landlord deserves a Premium Service, regardless of how many properties you let.
We believe you and your property deserve an award-winning service and of course the very best tenant/s out there!
For this reason we endeavour to provide you, the Landlord, with an unparalleled service from the get go and assure that your rental property benefits from the optimum marketing coverage (locally, nationwide, online, and into London), with the objective to leave no stone unturned in the search for the ideal tenant/s.
Once an interested party has been found and we have agreed both the contract length and monthly rental amount we immediately employ the very experienced services of our friends at Property Stop - our local property managers company who work alongside us to guarantee you, the Landlord, continue to receive a premium service.
Prior to moving any further with the proposed tenant Property Stop assure the tenant has passed in-depth referencing and the mandatory Right to Rent checks.
Through our relationship with Property Stop we can also boast an around-the-clock package for all fully managed properties - for you and your tenant - with an out of hour emergency service to assure your home the best of care 24/7, 365 days a year.
At Hamilton Piers we also believe in complete transparency when it comes to our Landlord Fees.
Our Tenant Find Fee is 100% plus VAT of the first month’s rent (120% incl vat, deductible from the first month’s rent).
Should you wish to unload yourself the burden of self management and employ us on a Full Management basis our monthly management fee down is 12% plus VAT of the gross monthly rent (14.4% incl vat, deductible from month two’s rent onwards).
*Either of the above fees are negotiable if you instruct Hamilton Piers to look aftre the rental of more than one of your investment properties.
With either of our available services (tenant find only or full management) our service will also include:-
- A FREE PROFESSIONAL INVENTORY with QUARTERLY CHECKS
- FREE TENANT CHECK IN & CHECK OUT SERVICE
- FREE DEPOSIT PLACEMENT
- AROUND THE CLOCK CONTACT – with our exclusive out-of-hour service operating 24/7, 365 days a year! (Only applicable to full management option)
In addition to our above quoted fees the only other mandatory fee chargeable to all landlords (whether choosing a tenant find only or full management service) will be a one-off setup fee per tenancy of £100 plus vat (£120 incl vat) This fee will cover full tenant referencing (regardless of how many tenants we put through the application process) and provide you, the landlord, Legal Cover (for the length of the contract) to cover you in the unlikely event of evicting a tenant.
Should, for any reason, you want further protection we do also offer an optional full legal & rental guarantee insurance. In the event of any difficulties this would guarantee your rent for the term of the tenancy agreement as well as all associated legal costs and would be charged at an additional £100 plus vat (£120 incl vat).
We generally work to achieve a standard 12 month tenancy, with break clauses available upon request, but will always endeavour to seek tenants looking to take our properties on for a significantly longer term if possible. Regardless of the contract length, if they did look to renew the tenancy agreement at the end of the initial period and unlike most other local agents, we would NOT charge an additional tenant find fee upon renewal!
Please note: should you have opted for the additional rental guarantee insurance and would like to extend that for an additional 12 month period this will be re-charged at £100 plus vat (£120 incl vat). Rental guarantee insurance is only available for the second term if this was taken out from the initial agreement.

In short, it will hopefully be hard for us not to find you a tenant!

We do not charge for amending tenancies during the tenancy, Inventories, checking in tenants, and checking out tenants - these are all part of our service for full management.
*These are legal requirements and can be arranged privately by a landlord as long as the appropriate certification is provided to us and the tenants as stated in law or can be arranged via ourselves at the above costs
